Neighborhood Enhancement Program

We realize that everyone in the RE investment industry refers to this type of investment as “Fix and Flip”. We prefer to define what we do as “Neighborhood Enhancement”. We look for the homes that need the most TLC in the best neighborhoods. The majority of investors are looking for homes in the Working Class and Lower Income areas. We have chosen to do something a little different and look for homes in the higher end neighborhoods that are still desirable. They are desirable because of the school districts, the location, did not lose significant market value, and people still want to live there. We select homes that when finished will be priced between $300-$380K so that bank loans are still under the $400K ceiling. We also offer creative financing on these homes to allow the self-employed the ability to purchase.
